This service is designed for landlords who prefer to manage their
property
themselves. This service includes:-
• Inspecting your property and giving you a current rental
market appraisal
• Advising on current legislation and legal aspect of letting
• Advertising for tenants
• Preparing particulars of the property including digital
photographs
• Accompanied viewings
• Interviewing prospective tenants
• Taking up references including a credit check
• Drawing up the Tenancy Agreement, arranging for the landlord
and tenant to sign
and forward to the Inland Revenue for stamping if applicable
• Collecting the first months and all subsequent rent payments
and forwarding to the
landlord
• Collecting a deposit, which is usually equivalent to one
months rent plus £100
Rent Collection Service
This service is suitable for landlords who
feel they are able to deal with the
maintenance of their property themselves but require the Agent
to collect the rent and
deal with all rent payment and collection matters only.
This service
includes:-
• Inspecting your property and giving you a current rental
market appraisal
• Advising on current legislation and legal aspect of letting
• Advertising for tenants
• Preparing particulars of the property including digital
photographs
• Accompanied viewings
• Interviewing prospective tenants
• Taking up references including a credit check
• Drawing up the Tenancy Agreement, arranging for the landlord
and tenant to sign
and forward to the Inland Revenue for stamping if applicable
• Collecting the first months and all subsequent rent payments
and forwarding to the
landlord
• Collecting a deposit, which is usually equivalent to one
months rent plus £100
• Providing a clear and concise monthly statement
Full Management service
This service is designed for landlords who wish their Agent to deal with the
day to day management of their property and choose not to deal directly with
the tenant themselves.
This service includes:-
• Inspecting your property and giving you a current rental market appraisal
• Advising on current legislation and legal aspect of letting
• Advertising for tenants
• Preparing particulars of the property including digital photographs
• Accompanied vie wings
• Interviewing prospective tenants
• Taking up references including a credit check
• Drawing up the Tenancy Agreement, arranging for the landlord and tenant
to sign and forward to the Inland Revenue for stamping if applicable
• Collecting the first months and all subsequent rent payments and forwarding
to the landlord
• Collecting a deposit, which is usually equivalent to one months rent plus £100
• Providing a clear and concise monthly statement
• Arrangement of repairs and maintenance on your behalf as per your instructions
• Carry out periodic property inspections
• At the end of the tenancy we will carry out a final inspection to include
checking the inventory and arranging for deductions regarding dilapidations from
the tenants deposit if necessary
