Home Information Packs (HIP) and Energy Performance Certificates (EPC)

From 10 September, all homes in England and Wales with 3 or more bedrooms will need a Home Information Pack (HIP), which includes a home energy rating.
The Pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

As from the 1st August 2007, the law required that all 4 bedroom houses in the United Kingdom have a Home Information Pack and an EPC and as from the 10th September 2007 this also applies to 3 Bedroom property.

The Home Information Pack comprises of some key documents and include an Energy Performance Certificate (EPC), contents of the HIP must contain at least the following:

1. Index of Contents
2. Energy Performance Certificate (EPC)
3. Standard Searches
4. Evidence of Title
5. Sales Statement

If there is any delay in getting the EPC, Searches or Evidence of Title, proof must be included that they have been ordered before marketing commences.

What is an Energy Performance Certificate, (EPC)?

This is the only new component in the pack, Energy Performance Certificates highlight how energy efficient a property is by giving it a rating of A to G, where A is the most energy efficient. They also offer advice on how to save energy and reduce fuel bills.

If you are marketing a house with 3 or more bedrooms after the 10th September 2007 then you will need to have a Home Information Pack containing an EPC, the EPC Graph will need to be attached to the property details.
